Calculating the Business-Use Percentage
The most common method is to divide the area of your home office by the total area of your home. If your office is 150 square feet and your home is 1,500 square feet, your business-use percentage is 10%. Apply this percentage to all eligible expenses.
Self-Employed vs. Incorporated
If you're a sole proprietor, you claim the home office deduction on your T2125 (Statement of Business Activities) as part of your personal tax return. If you're incorporated, you can either charge the corporation a reasonable rent for the use of your home office (which creates rental income for you personally) or have the corporation reimburse you for the expenses. The tax treatment differs, so consult your accountant.
Documentation Requirements
Keep records of all home expenses, your office measurements, and your calculation methodology. CRA can request this documentation at any time. Photos of your dedicated office space can also be helpful evidence in an audit.
